Distress Sales Equal Great Buying Opportunities in Tampa Florida

Short sales are up in the Tampa area, ranging anywhere from 20% and up.  One third of the home sales in Hillsborough County are bank-owned properties or being sold by homeowners for less than the mortgage balance.  These sales are called distress sales and while sad for those losing out these distress sales offer great opportunity for buyers.  New Tampa has a large inventory of distress sales which equates to many real estate bargains for the New Tampa buyer.

What is a Real Estate “Team”? How would you benefit?

You might be wondering “what is a Real Estate Team”? Why should I care?  If you require a predictable level of service, and are seeking an exceptional experience with a Realtor in Tampa Florida…please see below.

Realtors who provide excellent service can expect to see their business grow. Like any small business, there comes a time when the business grows to a point where one person can no longer do everything. At this point, Realtors must decide how to proceed: attempt to maintain service levels all by themselves, or hire a staff and bring on additional agents.

Traditional Realtors operate as solo agents, while others form Teams – or quasi operating companies. Regardless if you select a traditional Tampa Realtor (solo practitioner) or a Realtor from a Team, you will have one primary point of contact responsible for fulfilling your goals.  If you are buying Tampa real estate, or selling a home in Tampa, the differences below should matter to you:

A Real Estate Team
As run by Team Bohannon:
- has multiple agents working together.
- has a staff to implement marketing plans.
- has administrators oversee details between contract and closing.
- has “specialist” for various aspects of the real estate business.
- utilizes systems to achieve predictable results & service levels.
- allows agents to grow “as a business” rather than “as a craft”.
- pools resources and spend money on marketing.
- has meetings, business process and accountability.
- has employees, benefits, budgets, and financial planning.
- ensures someone is in the office 7 day per week.
- allows agents to achieve life/work balance.
- can do several things at once: show homes, implement marketing plans, provide feedback on showings, update a market analysis, handle negotiations, review inspections, follow-up on financing, meet appraisers, manage contracts, and attend closings.

Traditional/Solo Realtors
A solo agent:
- is kind of like a “one-man-band”.
- can quickly become very busy and overwhelmed.
- faces major time pressure to do multiple things at once.
- has a challenge maintaining service levels at times.
- must have diverse skills: sales, marketing, administrative, clerical, creative
- cannot realistically work 7 days a week, every week.
- are more subject to burn-out.
- will leave town and take vacations or be unavailable at times.
- must do several thing at once: show “out of town” buyers homes, implement marketing plans, provide feedback on showings, update a market analysis, handle negotiations, review inspections, follow-up on financing, meet appraisers, manage contracts, and attend closings.

Tampa Real Estate – Find Your Opportunity

Change is constant, the question is: how can we take advantage of the evolving situation in Tampa’s real estate market?

The residential real estate business in Tampa is changing rapidly. New home builders are declaring bankruptcy, title agencies are closing, realtors are leaving the business, lenders are preparing for congressional hearings, and the related ecosystem is contracting. Coupled with tragic increases in foreclosures, divorces, etc…One can barely listen to the news lately.

From innocent homeowners who put down a 20%, to option-ARM “investors”, the decline in values has wiped out hopes and dreams. Tampa’s real estate bubble market gave birth to thousands of new “investors” who were not able to withstand the financial or emotional swings that have occurred; and the result is an unprecedented number of foreclosures. Though tragic on a personal level, the market is working on the macro level.

With each such story you hear, chalk up one more buying signal. Fear is a powerful tool. The best time to buy is when sellers are reacting emotionally and irrationally.

There is a silver lining to be found: affordability is increasing. As Tampa short sales, pre-foreclosures, foreclosures and REOs (real estate owned by banks) have changed the landscape, buying a home in Tampa just became much less expensive.

Lower prices mean that first-time home buyers in Tampa have options. Move-up buyers are now seeing an opportunity. And Tampa’s luxury home market offers incredible value once again.

Investors are taking a fresh look at Tampa. With prices down by over 30% in many areas, buying investment homes makes sense again. Before the bubble, one could put 20% down and charge enough rent to cover all carrying cost. We have almost returned to pre-bubble levels.

Doug  Bohannon, Annette Bohannon and I have over 60 years of combined experience in  the Tampa real estate market, and we have seen these cycles before. It will take some time, but we absolutely know that prices will rebound. Now is the time to really look at this market.

The question to consider is: am I responding to problems and frustrations in a productive manner? Am I becoming caught up in the drama of discussing what happened versus finding a way to profit? If you spend more than five minutes wallowing in the drama, you are WASTING your time. What happened doesn’t matter, what you will do to change the game does matter.

What opportunities can you spot? What systems can you implement? What experts can you consult? What steps can you take today to capitalize on these tumultuous times? Great people, great leaders, great managers don’t point fingers or cast blame. Great investors can smell an opportunity and take action. Call Team Bohannon today to discuss your ideas. – by dale bohannon

You Can’t Live in a Mutual Fund, Think About Investing in Tampa Real Estate

It may be hard to say that home prices are going to rise but no one can guarantee that they will keep falling either.  What is obvious is that real estate is not at its peak, which means that purchasing real estate now means that even if it drops a little it will, in the end, go up.  A lot of people have made a lot of money in the real estate market and they have done this purely by speculation.  Tampa Bay Real Estate in particular has made many people a great deal of money in the past.  With the stock market in turmoil Tampa Real Estate just might be where you want to put your money.

Our Nation is in a panic and as such many people are selling in a panic.  What does this mean?  People who really want to sell will sell low and while prices may go lower they will always bounce back at some point.  If you want to explore the Tampa Real Estate market with a professional look no further.  For a complimentary look at all available listings in the Tampa Bay MLS please visit www.intampaflorida.com Team Bohannon can be your tool for real estate success, arming you with the knowledge and expertise necessary to make a smart real estate decision.  Call Team Bohannon today, 800-373-4708, for an in-depth look at what the real estate market in Tampa Bay Florida is doing and why it might be a good idea for you to take a look.
